4D & 5D BIM: Schedule & Cost
Rehearse the Build Before You Pour

We link your model to your Primavera P6 or MS Project schedule and your cost data, so the build plays out week by week and the budget moves when the design moves.
Two dimensions, one model:
-
4D BIM: each model element is linked to a schedule activity, so sequence problems show up before they reach the field
-
5D BIM: quantities and rates are linked to the model, so when the design changes, the quantities and the budget change with it
Delivering 5D BIM Since 2015
Saifee Burhani Upliftment Trust, Bhendi Bazaar redevelopment, Mumbai: 5D BIM, October 2015 to March 2021.
L&T Construction, Surya Regional Water Supply Scheme (MMRDA): 5D BIM, February 2018 to 2021.
Kalpataru Projects International, IIT Tirupati: 4D and 5D simulation, March to October 2022. "They have provided us 4D and 5D simulation implementation from Mar 2022 to Oct 2022 in IIT Tirupati Project."

What You Get

Every 4D/5D engagement produces files your planners, QS team and owner can use straight away. You receive:
-
4D construction simulation: the schedule linked to the model, as a video and a live Navisworks file
-
Phasing and logistics: cranes, access, laydown areas and temporary works modeled by phase
-
Schedule check: logic gaps, clashing activities and missing work found by simulation
-
Model-based quantity takeoff: by element, level, zone and BOQ item (XLSX)
-
5D cost model: quantities linked to your rates or codes, updated with each design revision
-
Change and value-engineering comparison: cost and time of options side by side
-
Progress tracking: planned vs actual shown on the model, feeding your MIS dashboards
-
Stakeholder visuals: simulations for owners, lenders and authority reviews

How We Work
A clear five-step workflow that fits your planning and cost reporting cycle:
-
1. Intake: model, schedule (P6 or MSP), cost codes and rates, and the BOQ format you use
-
2. Model preparation: split and tag elements by zone and activity so they map to the schedule and BOQ
-
3. Link and simulate: build the 4D sequence and the 5D quantity and cost links
-
4. Review: walk through the simulation with your planners and QS, then fix logic and scope gaps
-
5. Update cycle: refresh for each design revision or monthly progress, and export to your reporting

Tools & Standards

We work in the tools your planning and cost teams already use:
-
Software: Autodesk Revit and Navisworks, Primavera P6 and Microsoft Project
-
Standards: your BIM Execution Plan, with quantities mapped to your BOQ and method of measurement
-
Inputs: RVT or IFC model, XER or MPP schedule, and rate lists or cost codes
-
Outputs: Navisworks files, MP4 simulations, XLSX quantities and cost reports, and data for your dashboards
Where We Use It
4D and 5D pay off most where sequence, phasing and cost certainty decide the outcome:
-
Redevelopment and occupied sites: phased demolition and rebuild around residents (Bhendi Bazaar, Mumbai)
-
Water and linear infrastructure: long, phased schemes where sequence drives cost (Surya Regional Water Supply Scheme, MMRDA)
-
Campuses and institutions: multi-building programmes (IIT Tirupati)
-
Large programmes: where model data feeds enterprise project controls and MIS dashboards

Ways to Work With Us

Start small and scale up. Choose the engagement that fits your project and your team:
-
Sample 4D run: send a model and schedule for one building or phase, and get a short 4D simulation back.
-
Dedicated 4D/5D team: planners and BIM engineers embedded with your planning and QS teams.
-
Fixed-scope project: a defined model, schedule and BOQ, with a set number of update cycles.
Frequently Asked Questions
Answers to the questions planners and cost teams ask us most often:
-
What schedule formats do you accept? Primavera P6 (XER) and Microsoft Project (MPP), or an export from your tool.
-
Can you use our rates and BOQ format? Yes. Quantities are mapped to your BOQ items and cost codes.
-
How accurate are model-based quantities? As accurate as the model. We check the model before takeoff and flag anything not modeled.
-
Can 4D/5D feed our dashboards? Yes. We deliver project-controls systems for large public owners: Delhi Metro awarded our consortium its Integrated Project Monitoring Software contract, and our Digital Project Management Solution is live at SAIL's Bokaro and Rourkela plants.
-
How often do you update? With each design revision, or monthly for progress. It's your choice.
