Understanding BIM Levels of Development: From Concept to As-Built

Now you're getting serious. The design is becoming more refined, and so is your model. You're defining basic geometric elements and establishing the overall dimensions of major components—walls, columns, roof forms. Major building systems start to appear, but only in approximate form. This is where conceptual thinking becomes a buildable idea.


LOD 300 – Detailed Design: Building the Blueprint

This is where precision matters. At LOD 300, specific assemblies and components are fully modeled with accurate size, shape, location, and orientation. You can see how different building systems integrate: structural columns, mechanical runs, electrical layouts, and architectural finishes all working together. This is the model that informs 90% of your construction decisions.


LOD 350 – Construction Documentation: The Details That Matter

LOD 350 bridges detailed design and fabrication. You're adding construction-specific information: exact quantities, assembly sequences, connection details, and everything the contractor needs to build it right. This level is ideal for generating detailed construction documents and specifications.


LOD 400 – Fabrication and Assembly: Manufacturing Ready

At LOD 400, every element contains exact information needed for fabrication—dimensions, materials, connections, and assembly methods. This model is so detailed that it can drive CNC machines and guide the actual construction process. No guesswork, no field adjustments.


LOD 500 – As-Built: The Truth

The project is complete. LOD 500 captures what was actually built—the verified, installed, real-world conditions. This model becomes the foundation for facilities management, maintenance scheduling, and future renovations. It's your building's digital twin, documenting everything exactly as it exists.
