The Platinum Tower is a state-of-the-art luxury residential development in North Bangalore, comprising Ground + Mezzanine + 21 upper floors, with three levels of underground basement parking. With a total built-up area of approximately 76,208 Sq. m., the high-rise represents a significant vertical residential undertaking. Mancycom was engaged by Godrej Properties Ltd. to deliver 3D model development, engineering coordination, and Bill of Quantities (BoQ) services for the tower.

The Challenge

 

A 24-level high-rise with three basement levels demands rigorous coordination to ensure structural, architectural, and MEP systems align seamlessly across a tall, vertically repetitive residential footprint. Key challenges included:

  • High-rise vertical coordination: Aligning structural cores, architectural layouts, and MEP risers consistently across Ground + Mezzanine + 21 floors, where even small discrepancies could compound across repeated floor plates.

  • Basement complexity: Coordinating parking layouts, structural columns, and building services across three underground basement levels, where space constraints demand precise planning.

  • Luxury-grade precision: Supporting a premium residential development where finish quality and spatial accuracy directly impact the end-user experience.

  • Accurate cost quantification: Deriving reliable Bills of Quantities from the coordinated 3D model to support budgeting and procurement across a large-scale luxury build.

Mancycom's Approach

 

  • 3D Model Development - Mancycom built a detailed 3D BIM model of the Platinum Tower, capturing the design intent of the high-rise structure across its basements, podium, and 21 residential floors.

  • Engineering Coordination - Structural, architectural, and MEP systems were coordinated within the model to identify and resolve clashes early, particularly critical across the tower's repetitive floor plates and dense basement parking levels.

  • Bill of Quantities (BoQ) - Leveraging the coordinated 3D model, Mancycom generated accurate, model-derived Bills of Quantities, supporting Godrej Properties Ltd. with reliable cost estimation and procurement planning.

Ahuja Towers is a state-of-the-art luxury residential high-rise located in Prabhadevi, Mumbai. The tower comprises a Ground floor, 11 podium floors, 38 typical apartment floors, 5 duplex floors (10 levels), and a crown, with underground parking spread across two basement levels. With a total built-up area of approximately 75,556 Sq. m., the project stands as one of Mumbai's more architecturally ambitious luxury developments. Mancycom was engaged by L&T and Shree Ahuja Properties to develop the 3D BIM model and generate coordinated construction drawings.

The Challenge

A super high-rise combining podium levels, typical floors, duplex units, and a distinctive crown structure all above a two-level basement presents a uniquely layered coordination challenge. Key challenges included:

  • Mixed floor-plate typologies: Coordinating four distinct building zones (podium, typical floors, duplex floors, and crown) each with different structural grids, layouts, and MEP requirements within a single vertical structure.

  • Super high-rise vertical accuracy: Ensuring structural and MEP systems remained precisely aligned across dozens of floors, where even minor deviations could compound significantly over the building's height.

  • Basement and podium integration: Coordinating parking, building services, and structural transitions across two basement levels feeding into an 11-floor podium base.

  • Construction-ready documentation: Translating a complex, multi-typology 3D model into clear, coordinated drawings that construction teams could execute from with confidence.

Mancycom's Approach

  • 3D BIM Model Development - Mancycom built a comprehensive 3D BIM model capturing the tower's distinct zones podium, typical apartment floors, duplex levels, and crown along with its two-level basement, establishing a unified digital foundation for the entire structure.

  • Coordinated Drawing Generation - From the coordinated model, Mancycom generated detailed 2D construction drawings, giving L&T and Shree Ahuja Properties reliable documentation to guide execution across the tower's varied floor typologies.

One Avighna Park is a large-scale cluster redevelopment project spread across seven acres in Islam Mill Compound, Lower Parel, Mumbai. The development comprises a 65-storey residential sale tower with 1 basement, ground floor, podium, and 54 floors across 2 wings alongside 23-storey residential rehab towers spanning 7 wings, totaling approximately 2 million sq. ft. Mancycom was engaged by VK Associates to deliver 3D engineering coordination and Bill of Material generation across this multi-tower redevelopment.

The Challenge

Cluster redevelopment projects bring a distinct layer of complexity — multiple towers of varying heights and typologies, developed under a single masterplan, all requiring coordinated delivery. Key challenges included:

  • Multi-tower coordination: Managing structural, architectural, and MEP coordination across a 65-storey sale tower and multiple 23-storey rehab towers simultaneously, each with different design standards and structural systems.

  • Super high-rise complexity: Ensuring precise alignment of systems across a 54-floor tower with 2 wings sitting atop a basement-podium base, where height and wing-splits multiply coordination touchpoints.

  • Rehab housing standards: Balancing the coordination needs of premium sale-tower units with the rehabilitation housing towers, each governed by different design and regulatory requirements within the same redevelopment.

  • Accurate material quantification: Generating reliable Bills of Material directly from the 3D model across both civil works and MEP services, spanning multiple towers and wings.

  • 3D Engineering Coordination - Mancycom ran comprehensive clash detection across structural, architectural, and MEP disciplines for both the sale tower and rehab towers, resolving conflicts virtually across this multi-building, multi-wing development before they could impact construction.
